Choosing a Building Designer or Architect

Choosing a Building Designer or Architect

When it comes to choosing a Building Designer or Architect, there are a few key considerations to keep in mind to ensure that you find the right fit for your project. Here at Prime Design, we understand that this decision can be overwhelming, so we’ve put together a list of factors to consider.

Project Type Specialisation

Firstly, it’s important to find a Building Designer or Architect who has experience in the type of project you have in mind. For example, if you’re planning a commercial development, you’ll want to work with someone who has a track record of success in that area. Similarly, if you’re looking to create a sustainable, eco-friendly building, you’ll want to find someone with expertise in green design. Additionally, check if your Building Designer or Architect offers additional services. For example, there may be several reports required on your property before the design process can begin, some of these may include soil reports, landslip reports, geotechnical reports, and more! You may also need approvals from your local council that includes planning approval, building approval, and plumbing approval.  You could check if your Architect or Building Designer provides a service where this can be arranged for you on your behalf.  At Prime Design this is something that we offer our clients to take away the running around and stress.

Communication

Another important consideration is communication. You’ll want to find someone who is willing to listen to your ideas and work collaboratively with you to bring them to life. Your home will probably be one of your largest investments so it’s important you work with someone who will provide expert advice but design specific to your needs and requirements.  Additionally, you’ll want to find someone who is responsive and communicative throughout the design process, so you always know what’s happening with your project. The size and complexity of your project will often determine the timeframe of your project, so it is important that the process is communicated clearly to you and that you receive regular updates on how your project is going and what stage it is at.

Ability and Expertise

Technical expertise is also crucial when choosing a Building Designer or Architect. Look for someone with a strong understanding of building codes, regulations, and safety requirements. This will help ensure that your project is not only beautiful but also safe and compliant with all relevant laws. In Australia, Building Designers and Architects are required to hold minimum qualifications to practice in their field.  Some Building Designers may only be allowed to design a building to a maximum size depending on the license they hold. If you have concerns about this, you can raise this with your designer or architect or check with the governing body. However, usually, this only affects larger dwellings and commercial and industrial designed buildings.

Budget

Finally, it’s important to find a Building Designer or Architect who fits within your budget. Be upfront about your budget to avoid any surprises down the line. Additionally, make sure to get a clear understanding of the designer or Architect’s fee structure to ensure you’re comfortable with the cost.  Some Building Designers and Architects work using a time charge system with an hourly rate, others may use a percentage of the total project cost to charge for design.  Here at Prime Design, we offer fixed price fee proposals.

Establishing your project budget early is also incredibly important. This can often avoid the disappointment of having plans for a project drafted that you cannot afford.  We recommend consulting with your chosen builder or a Quantity Surveyor to provide costings to you for accurate pricing of your proposed build.
